Miromar Development Corporation (https://miromar.com/) (together with our affiliates, “Miromar,” “we,” “us,” “our”) operates a number of businesses including Miromar Outlets (www.MiromarOutlets.com), Miromar Design Center (www.MiromarDesignCenter.com), Miromar Lakes Beach & Golf Club (www.MiromarLakes.com), University Village including University Village Shops (http://www.universityvillagefl.com/) and Residences at University Village (http://www.liveuv.com/), Miromar Realty (a real estate brokerage company) and Miromar Title Company (a title insurance company).

Protecting your personal information is important to us. This Privacy Policy describes how Miromar collects, uses, or discloses personal information we receive through our websites linking to this Privacy Policy, along with any mobile apps and other online or offline services we provide (collectively, the “Services”). This policy also describes your choices about the collection and use of your information. Certain Services we provide may be subject to additional privacy disclosures presented to you, which shall supersede this Privacy Policy as applicable.

How We Collect Information

  • Property-related information, where you are current or prospective customer for the purchase, lease or rental of any commercial or residential space from us (“Property Activities”), we may collect additional information in order to review, process and maintain your Property Activities, including potentially-sensitive information such as date of birth, government identification, family status, employment/education information, financial information, etc.
  • Property security tools, such as cameras, keycards, and other safeguards, may be collected and used by our various properties for security and safety purposes and may collect information associated with you for such purposes.
  • Transaction information, such as billing, payment and other related information, where you engage in any purchase, lease, rental or other financial transaction for any products, services or Property Activities we offer;
  • Survey information in response to questions we may send you, including for inquiries, feedback and research purposes;
  • Communications between you and us, such as via email, mail, phone, at our locations, or other channels;
  • Offline activity you directly engage with us, if any; and
  • Online activity described in the next section.

We may also collect, use and share information that does not identify you or your devices, and personal information which has been de-identified so it no longer identifies you. 

Online Activity, Cookies and Information Collected by Other Automatic Means

Cookies are a commonly-used web technology that allows websites to store and retrieve certain information on a user’s system, and track user’s online activities. We, together with the vendors we use, may collect information about your use of our Services by such automated means, including, but not limited to, cookies, pixels and other similar technologies.

Cookies and similar technologies can help us automatically identify you when you return to our website. Cookies help us review traffic patterns, improve the website, and determine what Services are popular. We can also use such information to deliver customized content and advertising to users of the Services whose behavior indicates that they are interested in a particular area.

How We Share Your Information

If you provide information in connection with one or more residential or commercial space(s), you understand and agree that we may reasonably share your information as necessary with the applicable owner, manager and/or operator of such location(s) (e.g., retail store, property manager).

We will not disclose your personal information to third parties without your consent, except in following circumstances:

  • Limited information (e.g., IP address, pageview, etc.) may be collected through third party online tools such as cookies, as described above. As explained above, you can take certain steps to prevent such collection.
  • We may share your personal information with our affiliates under common control for our business-related activities.
  • We may share your personal information with our service providers and professional advisors that we believe need the information to perform a technology, business, or other professional function for us (examples include: property management, IT services, AI tools, maintenance and hosting of our Services, payment processors, marketing partners, legal/accounting services, and other such services). We only provide such providers and advisors with such information so they can perform their required functions on our behalf.
  • We may disclose information about you (i) if we are required to do so by law or legal process, (ii) when we believe disclosure is necessary to prevent harm or financial loss, (iii) in connection with an investigation or suspected or actual fraudulent or illegal activity, or (iv) under exigent circumstances to protect the personal safety of our staff, users, or the public.
  • We reserve the right to transfer personal information we maintain in the event we sell or transfer all or a relevant portion of our business or assets. If we engage in such a sale or transfer, we will make reasonable efforts to direct the recipient to use your personal information in a manner that is consistent with this policy.

If you participate in any text message program, we will not share your program enrollment or consent information with third parties for their own purposes. We may provide such information to our vendors so they can provide related services to us.

Your Privacy Choices

We offer you certain choices about what information we collect from you, how we use and disclose the information, and how we communicate with you.

  • Marketing Emails: From time to time, we may contact you via email for the purpose of providing announcements, promotional offers, alerts, confirmations, surveys, and/or other general communication. You may choose not to receive marketing emails from us by clicking on the unsubscribe link in the marketing emails you receive from us. Even if you opt out of receiving such communications, we will continue sending you non-marketing email communications, such as business communications or administrative notices, when appropriate.
  • Text messages: If you affirmatively consent to receive text messages from us and enroll in such a program, you will receive updates via text unless you opt-out of the text message program. These messages may be unencrypted. Message frequency may vary based on the Services. If at any time you would like to stop receiving text message notifications, please text “STOP” in reply to our message, we will send you a reply message to confirm that you have been unsubscribed and you will no longer receive messages from us. If you want to join again, just sign up as you did the first time and we will start sending messages to you again. If at any time you forget what keywords are supported, just text “HELP” back to us and we will respond with instructions on how to use our service as well as how to unsubscribe.   • Cookies: Web browsers may offer users the ability to disable certain cookies; however, if cookies are disabled, some features or functionality of our Services may not function correctly.
  • Targeted Advertising: We may potentially work with advertising partners who collect information about your online activities and provide you with choices regarding the use of your browsing behavior for purposes of targeted advertising. Popular advertising services you may opt out of targeted advertising from include: Google, Facebook, the Network Advertising Initiative, and Digital Advertising Alliance.

State-Specific Notices

International Considerations

Our Services are intended for use in the United States. If you use our Services from outside the United States, you acknowledge and agree that we may transfer your information to and from the United States, including countries that may not guarantee the same level of protection of personal information as the one in which you reside. However, we will handle your personal information in accordance with this policy regardless of where your personal information is stored or accessed. How We Protect and Retain Information

We endeavor to maintain reasonable administrative, technical and physical safeguards to protect the personal information we maintain against accidental, unlawful or unauthorized destruction, loss, alteration, access, disclosure or use. However, we cannot ensure the security of any information you transmit to us, or guarantee that this information will not be accessed, disclosed, altered, or destroyed. We will make any legally required disclosures in the event of any compromise of personal information. To the extent the law allows us to provide such notification via e-mail or conspicuous posting on the Services, you agree to accept notice in that form.

We will only retain personal information for as long as necessary to fulfill the purposes we collected it for, including for any business, legal, account or reporting requirements. Children

We do not knowingly collect personal information online from children under the age of 13, and will endeavor to promptly delete any information upon discovery.
